Starkey Ranch paint is an Architectural Review Committee item at the master association, not a Westchase ARB item. The Westchase HOA painting guidelines do not set colors here. The house is in the Odessa area, and the residential page for that area is Odessa.
The Starkey MPOA page at welcometostarkey.com/starkey-mpoa links the design guidelines and marks them adopted February 27, 2026. Open that file before you submit. The sentences below are the exterior painting rules printed in the Starkey Ranch design guidelines the association posts. They are not a color book this site invented.
What the guidelines say about paint
Homeowners may select from color schemes that correspond to the builder of their home. The request goes to the Starkey Ranch ARC before the house is painted. Paint goes on the parts of the house the scheme assigns.
There is no single public list of named codes for every builder in those paragraphs. The scheme is the one for that builder and that neighborhood. If the original colors are what you want again, the guidelines say an application is not required to repaint or restain to the original color. Every other exterior color change has to be approved. That includes walls, doors, shutters, trim, roofing, and other structures attached to the house.
Acceptable schemes, in the guidelines’ words, are earth tones, light pastels, and other natural colors. That is the range they name. It is not a fan deck.
Adjacent houses, and houses across the street from each other, shall not have the same or similar exterior color schemes.
Garage doors shall be painted to match the body, trim, or siding color, as the ARC directs and approves, so the garage does not take over the street.
Original color versus a color change
The design guidelines say an application is not required to repaint or restain to the original color. Every other exterior color change has to be approved before the crew starts. That list in the guidelines includes walls, doors, shutters, trim, roofing, and other structures attached to the house.
The owner has to be sure a same-color repaint really is the original color. A close match is a color change, and it goes to the ARC. Tell the estimator which case the house is in. Original color means the crew recoats the colors already on the walls. A change means the start date sits after the ARC approval, and the proposal uses the body, trim, door, and garage match that approval names.

Builder schemes, neighbors, and the garage
Homeowners select from color schemes that correspond to the builder of that home. The guidelines do not publish one Sherwin-Williams code list for every builder. Acceptable schemes, in the guidelines’ words, are earth tones, light pastels, and other natural colors.
Adjacent houses, and houses across the street, shall not have the same or similar exterior color schemes. Garage doors are painted to match the body, trim, or siding color, as the ARC directs, so the garage does not take over the street.
Open the PDF linked from the MPOA page before you submit. That page marks the design guidelines adopted February 27, 2026. On the form, name the builder scheme for that house, and note the colors on the adjacent houses and the house across the street. The guidelines say those houses shall not end up the same or similar. The garage note should say whether the door matches body, trim, or siding, because that is the choice the ARC directs.

Who takes the Starkey form
The MPOA is managed by Greenacre Properties. The community association manager listed on the MPOA page is Jennifer Connerty, 813-936-4103. The administrative assistant listed there is Laura Zimmerman, 813-936-4171.
A Starkey Ranch house is residential painting. Common buildings near Starkey Ranch are on commercial exterior painting in Odessa. The house itself stays on Odessa and on exterior painting. Call the manager numbers for the form and the current PDF. The painter does not issue the ARC approval. Bring that approval, or your note that the work is the original color, to the estimate.

What this means on the job
Exterior painting of a color change waits for the ARC. A same-color repaint still needs the owner to be sure it is the original color the guidelines exempt. The crew needs the scheme the approval names: which color is body, which is trim, which is the door, and what the garage is supposed to match.
