Pricing & Estimates
How much does it cost to paint a house in Tampa?
Interior painting typically runs $2-$5 per square foot of wall area for a single color. Exterior painting on a 2,000 sq ft Tampa home usually ranges from $4,500 to $9,000 depending on stucco condition, story height, trim detail, and paint grade. Cabinet refinishing starts around $3,500 for a standard kitchen. We provide a detailed written estimate after a free in-home walkthrough.
Are your estimates really free?
Yes. We come to your home or business, measure the areas, check surface conditions, and send a written estimate with no obligation. Our estimators spot things a drive-by quote misses, such as wood rot on fascia, stucco cracks, or drywall repair needs, so there are no surprise charges later.
How long is a written estimate valid?
Our written estimates are valid for 30 days from the date issued. After that, material and labor costs may change and we may need to re-quote. If you need more time, let us know and we will do our best to hold the price.
Do you require a deposit?
Yes. A deposit (typically 30-50% of the total contract) is required to reserve your project start date. The exact amount is on your written proposal. The balance is due on completion after walkthrough and approval.
Do you offer financing?

Timing & Scheduling
How long does a painting project take?
A typical interior repaint of a 2,000 sq ft home takes 3-5 business days. Exterior stucco repaints run 3-4 days with good weather. Cabinet refinishing is typically 5-7 days because of the drying time between coats. Larger or more detailed projects take proportionally longer. We give you a day-by-day schedule before we start.
How soon can you start?
During peak season (spring and fall in Tampa), we book 2-4 weeks out. In slower months we can often start within a week. Emergency or insurance claim work can sometimes be accommodated sooner. Call (813) 320-8710 for our current schedule.
What happens if it rains during my exterior project?
We pause work and reschedule at no extra cost. Tampa weather is part of the job, and we never paint in conditions that compromise adhesion or cure time. We will always communicate delays and pick up again at the earliest dry window.
Do you work after hours or on weekends?
For commercial projects and rentals, yes. We routinely paint retail spaces, dental offices, and other businesses overnight and on weekends so you don't lose revenue. Ask about off-hours scheduling during your estimate.
Paint, Prep & Quality
What paint brand do you use?
Sherwin-Williams, almost exclusively. For interior work we specify SuperPaint, Duration Home, or Emerald depending on budget and room type. For exteriors we recommend Duration or Emerald Exterior for their UV resistance in Florida sun. Cabinets are finished with Emerald Urethane Trim Enamel. We will spec the right product for your project.
Do you include prep work in the price?
Yes. Every quote includes pressure washing (exterior), scraping of loose paint, caulking seams, spot-priming bare areas, and minor drywall or stucco crack repair. Major repairs (wood rot, large stucco damage, mold remediation) are noted on the estimate if needed. We never apply paint over a surface that won't hold it.
How many coats do you apply?
Two finish coats is our default for most interior and exterior work, plus a spot-prime on bare or repaired areas. Certain dark-to-light color changes or heavily stained surfaces may need a full primer coat first. We will tell you upfront if your project needs extra coats.
Will the paint match if I need a touch-up later?
Yes. We record the paint brand, line, color code, and sheen on every project and save it to your customer record. If you need a touch-up years later, call us and we will match exactly. Sherwin-Williams keeps custom color records indefinitely.
Warranty & Workmanship
What is your warranty?
We offer a 3-year warranty on interior work, 2 years on exterior, and 1 year on decks and fences. The warranty covers peeling, blistering, flaking, chipping, or coating separation from properly prepared surfaces. Full terms, exclusions, and the claims process are at westchasepainting.com/warranty.
Are you licensed and insured?
Yes. We are certified and insured with general liability coverage well above Florida's painting contractor requirements. Proof of insurance is available on request. For workers' comp, our employees are covered, and our subcontractors carry their own proper insurance or valid Florida exemptions.
What if I'm not happy with the finish?
We do a final walkthrough with you before the crew leaves. Any punch list items are fixed then and there. If something shows up later that falls under our warranty, call us and we will come back at no charge. Customer satisfaction on the walkthrough is non-negotiable for us.
HOA, Color & Design
Do you handle HOA color approvals?
We help, but HOAs require the homeowner to submit the approval. We will pull Sherwin-Williams color chips, supply manufacturer data sheets, and provide any specification documents your HOA requires. In Westchase specifically, we know the Westchase Community Association's approved palette and can help you pick a color that will sail through.
Can I see a color sample before committing?
Absolutely. We supply large painted sample boards (not just chips) that you can tape up and view in your home's natural light, morning and evening, before approving. Florida sun makes colors read very differently on a wall than on a tiny paint chip.
Do you offer color consultation?

Do you do commercial painting?
Yes. We paint office buildings, retail stores, medical offices, HOA common areas, and industrial spaces up to 50,000+ sq ft. We work after hours to avoid business disruption. See our commercial painting page.
Do you paint pool cages, lanais, and pool decks?
Yes. Pool cage painting is one of our most requested Florida specialties. We use specialty coatings designed for aluminum cage framing and screen that hold up to chlorine splash and Florida humidity. See our pool cage page.
Do you paint kitchen cabinets or is that a different trade?
We do it ourselves. Our cabinet refinishing process involves removing doors and drawers, spraying them in a controlled shop environment, finishing frames in place, and reinstalling with new hardware if desired. Results look factory-finished. See cabinet refinishing.
During & After the Project
Do I need to move my furniture?
No. Our crew moves standard furniture to the center of rooms, covers it in plastic, and lays drop cloths over flooring. We ask you to remove small, fragile, or sentimental items (jewelry, electronics, glass collectibles) and anything off walls before we start.
Can I stay in my home during interior painting?
Yes, most customers do. Modern low-VOC paints (which we use) have minimal odor. We coordinate which rooms are being painted on which days so you can plan meals and sleeping arrangements. For cabinet jobs we keep part of the kitchen functional throughout.
Who cleans up at the end of each day?
We do. Our crew leaves your home neater than they found it every single day. That means rolled drop cloths, removed debris, wiped surfaces, and a final walkthrough on the last day to confirm everything is perfect.
When can I hang things back on the walls or use the room?
Most interior finishes are dry to the touch in 1-2 hours and safe to re-hang pictures on 24 hours later. For cabinets, we recommend waiting 7 days before heavy daily use to let the coating fully cure. Your project lead will give you specifics based on the product used.
