These are market ranges for professional systems in Hillsborough and Pasco. They are not a published Westchase Painting Company rate card. A moisture test and a tape measure decide where you land.

Garage floor epoxy cost by garage size
Price follows square footage plus prep, not the word “epoxy.” A clean 400 sq ft slab in Westchase is a different job than a cracked 700 sq ft bay in Odessa that someone painted with porch enamel in 2018.

Per-square-foot talk is messy because the first 200 feet carry the mobilization, the grinder, and the test. The next 200 feet are cheaper. That is why a 1-car does not cost half of a 2-car.

Epoxy vs polyurea: what you pay for
High-solids epoxy is the cheaper professional floor. Good adhesion. Slow cure. It can amber if the afternoon sun sits on it through an open door. Fine under a closed door in a Citrus Park garage that stays dark.
Epoxy base + polyurea topcoat is the mix most Tampa homeowners buy. The epoxy grabs the concrete. The polyurea handles UV, hot tires, and a little slab movement. Add 30 percent to the epoxy-only number and you are close.
Full polyaspartic / polyurea is the top shelf. Faster return to parking. Thicker film. Better chemical resistance if you store pool chlorine and a lawn tractor in the same bay. Add 30 to 40 percent again versus a basic epoxy.
Metallic epoxy is a design upcharge, not a durability upcharge. You are paying for the time it takes to walk pigment around a floor. Pretty. Slower. Shows every swirl if the installer rushes.

Tampa garages sit on limestone and a high water table. Moisture vapor comes up through the concrete. A calcium chloride or RH test is not theater. If the slab is wet, we put a moisture primer down first. That is a line on the invoice. Skipping it is how a $2,200 floor becomes a $2,200 peel.
Hot-tire pickup is the other local problem. A car that sat on asphalt at 3 p.m. in July plants 150°F+ rubber on your new film. Cheap water-based epoxy lets go. The tire-shaped bald spot is the giveaway.
Rain tracking is daily from June through September. Every system we install gets a slip-resistant finish. Flake does some of that work. Solid colors need aggregate in the clear coat. Wet tile-smooth epoxy in a Tampa garage is a lawsuit waiting for a guest.
Old paint has to come off. Acid etch from a kit does not count as prep on this concrete.
What pushes a quote up
Oil-soaked parking pads. Spalled joints. A floor that was “already epoxy.” A 3-car with a workshop trench drain. Wanting metallic. Wanting the first 4 inches of the drywall painted to match. Asking us to move a freezer, a gym set, and 40 boxes of Christmas.
Moving contents is on you unless we agreed otherwise. An empty garage is a cheaper garage.
Dark flake blends hide dirt. White flake shows every leaf you drag in from the driveway. That does not change the price. It changes how happy you are in month four.
What pushes a quote down
Empty bay. Sound slab. No old coating. One color. Flake instead of metallic. Doing the garage door and the floor in the same trip so the crew is already there. Pairing the walls with interior painting while the furniture is already stacked in the driveway.

Timeline: 2 days, 3 days, or one long day
Most 2-car epoxy hybrids are two to three calendar days. Grind and repair day one. Color and flake next. Clear coat after the flake sets. Cars stay out.
One-day polyaspartic is the “1-day floor coating” search. The chemistry allows it. The weather still has a vote. We will not flood-coat a slab that is sweating.
Foot traffic: about 24 hours. Parking: 48 to 72 hours on epoxy, faster on polyaspartic. Full chemical cure: about a week. Brake fluid on day two will stain a floor that already looks done.
DIY kits vs a ground floor
A $150 kit covers a two-car garage on the label. It covers it the way a bedsheet covers a sofa. Acid etch, roll, hope. In this climate the failure rate is the story homeowners tell us when they call back two years later.
Professional film thickness is four to six times a kit. The grind is the difference. The moisture test is the other difference. You cannot buy those at the paint desk.
If you already have a failed kit on the slab, budget the removal. Do not stack a second kit on top.
How to get a quote that is not fiction
Measure the stall, not the house. Send a photo of the slab, the cracks, and any shiny old coating. Tell us if the door stays open all afternoon. Tell us if you park a boat trailer on it.
We test moisture on site. Then you get a number with a system name on it.
