Our Warranty Promise

We stand behind every project. Our limited workmanship warranty covers defects in application on all residential and commercial painting projects completed on or after March 1, 2026.

Warranty Periods

Exterior warranty periods reflect the unique demands of Tampa Bay's climate: intense UV exposure, high humidity, tropical storms, and salt air conditions. These environmental factors place significantly more stress on exterior coatings than interior applications.

Interior Painting

3-Year Warranty

Covers peeling, blistering, flaking, chipping, or coating separation from properly prepared interior surfaces for a full 3 years from project completion.

Exterior Painting

2-Year Warranty

Covers peeling, blistering, flaking, chipping, or coating separation from properly prepared exterior surfaces for 2 years from project completion.

Deck & Fence Staining

1-Year Warranty

Covers staining defects on horizontal wood surfaces like decks, deck railings, porch floors, stair treads, and fences for 1 year from project completion (when included in original scope).

What This Warranty Covers

During the applicable warranty period, Westchase Painting Company will, at no additional cost to the original customer:

  • Inspect the affected area to determine the cause of paint failure
  • Repair peeling, blistering, flaking, chipping, or coating separation caused by defective workmanship
  • Provide all labor and materials necessary to complete the repair
  • Re-prepare and repaint the specific area where the workmanship defect occurred

This warranty covers labor and materials required to repair any area where paint failure has occurred as a direct result of defective workmanship by Westchase Painting Company.

What This Warranty Does Not Cover

This warranty is limited to defects in our workmanship. We want to be completely transparent about what falls outside coverage so there are no surprises.

Weather, Natural Events & Environmental Factors

  • Normal wear and tear, fading, or chalking due to sun exposure over time
  • Damage resulting from hurricanes, tropical storms, flooding, lightning strikes, or other acts of God
  • Mold or mildew growth caused by environmental conditions

Structural & Property Issues

  • Paint failure caused by moisture intrusion, water damage, plumbing leaks, roof leaks, or structural defects in the property
  • Settling cracks, structural movement, or foundation shifts that cause surface cracking
  • Previously existing conditions that were noted in writing at the time of the original estimate or contract

Physical Damage & Maintenance

  • Damage caused by impact, abrasion, mechanical damage, or abuse
  • Damage caused by pressure washing, abrasive cleaning, chemical exposure, or harsh cleaning agents applied to painted surfaces
  • Damage caused by work performed by other contractors or tradespeople after our project was completed

Product & Material Limitations

  • Paint failure on surfaces where the customer supplied their own paint or requested a specific product against our recommendation
  • Defects in the paint product itself (covered under the paint manufacturer's warranty, not ours). We use Sherwin-Williams products on all projects, and their manufacturer warranty applies separately.
  • Exact color matching, as environmental conditions, UV exposure, and aging will affect paint color and sheen over time

Special Surfaces & Materials

  • Horizontal surfaces where moisture is permitted to collect by design, including but not limited to: decks, deck railings, porch floors, stair treads, and window sills. (These surfaces are covered under the 1-year deck and fence staining warranty only if included in the original scope of work.)
  • Caulking failure or separation. Painters' caulk is applied for aesthetic purposes. We do not guarantee that caulking will prevent moisture intrusion or that caulk joints will remain sealed indefinitely.

How to File a Warranty Claim

If you believe a workmanship defect has occurred, contact us as soon as you notice the issue. Prompt notification helps prevent further damage and allows us to address the problem quickly.

Contact Us

Call us at (813) 320-8710 or send a message through our contact form. Provide your name, address, and a description of the issue. Include photographs of the affected area if possible.

We Schedule an Inspection

We will schedule an on-site inspection within 14 business days of receiving your claim. Have a copy of your original contract or invoice available for reference.

We Determine Coverage

Our team inspects the affected area to determine whether the issue was caused by a defect in our workmanship. We will explain our findings clearly and honestly.

We Fix It at No Cost

If the inspection confirms a workmanship defect, we schedule and complete the repair at no additional cost to you. We re-prepare and repaint the specific area where the defect occurred, using the same quality products and standards as the original project.

Warranty Conditions

This warranty is valid when all of the following conditions are met:

Payment in Full

Payment for the original project has been made in full per the terms of the contract.

Within Warranty Period

The warranty claim is submitted within the applicable warranty period from the date of project completion.

Property Access

The property is made accessible for our inspection and repair during normal business hours.

Surfaces Unaltered

The painted surfaces have not been altered, repainted, or repaired by another party after our original work.

Original Customer

The claim is made by the original customer named on the contract. This warranty is not transferable to subsequent property owners unless agreed to in writing by Westchase Painting Company.

Our Satisfaction Guarantee

In addition to this workmanship warranty, we stand behind every project with a hands-on satisfaction guarantee.

Before we consider any project complete, we conduct a final walkthrough with you. If anything does not meet your expectations, we address it before we leave. We are not finished until you are satisfied with the work.

This applies to every project, every surface, every detail.

The satisfaction guarantee covers cosmetic concerns, touch-ups, missed spots, drips, uneven coverage, tape lines, and any detail that does not meet the standard of quality described in your contract. Issues identified during the final walkthrough are corrected on-site or within 48 hours at no additional charge.

Limitations of Liability

Important legal details about this warranty

Scope of Warranty

This limited workmanship warranty is the sole and exclusive warranty provided by Westchase Painting Company LLC and is in lieu of all other warranties, express or implied, including but not limited to any implied warranties of merchantability or fitness for a particular purpose, to the fullest extent permitted by Florida law.

Liability Cap

Westchase Painting Company's liability under this warranty is limited to the repair of the specific area where the workmanship defect occurred. In no event shall Westchase Painting Company be liable for incidental, consequential, or special damages, nor for damages exceeding the original contract price of the project.

Manufacturer Warranties

This warranty does not cover defects in paint products, which are covered solely by the paint manufacturer's warranty. We use Sherwin-Williams products on all projects, and their manufacturer warranty applies separately.

Modifications

This warranty may not be altered, extended, or modified except in writing signed by an authorized representative of Westchase Painting Company LLC.

Florida Construction Defect Notice

Per Florida Statutes Chapter 558, any claims for construction defects are subject to the notice and cure provisions of Chapter 558, Florida Statutes. This means that before any legal action may be filed, the claimant must provide written notice and an opportunity for us to inspect and repair the issue.

Premium Products, Extra Protection

We exclusively use Sherwin-Williams products on every project. That means you get two layers of protection: our workmanship warranty plus the Sherwin-Williams manufacturer product warranty.

Sherwin-Williams Products

We use Sherwin-Williams paints and coatings on every project. Their industry-leading manufacturer warranty covers product defects, formulation issues, and premature failure, giving you an additional layer of protection beyond our workmanship warranty.

The Sherwin-Williams manufacturer warranty is separate from our workmanship warranty. Ask us for details on product-specific coverage.
